Flat Site Visit Checklist: What to Check Before You Book, From Pinecliff Realty
A site visit is your best chance to catch problems before they become expensive. This flat site visit checklist covers construction quality, water supply, access roads, amenities and documents, so you walk in prepared and walk out with real answers instead of a nice impression and a brochure.

The Visit That Looked Perfect
A buyer visited a sample flat last year. Fresh paint. Soft lighting. Good music in the lobby. She nearly booked that afternoon.
We asked one question. “Did you see an actual unit, or just the sample?”
She hadn’t. The sample flat was staged, and her actual unit was still bare concrete. Fine, that happens. But she’d judged finishes she wasn’t going to get. Nothing was wrong with the project. She just hadn’t known what to look for.
That’s why we keep a flat site visit checklist. At Pinecliff Realty, we walk buyers through it for flats in Pune across Dhayari, Ambegaon, Dhankawdi and Katraj. Here it is.
Before You Go
Carry a notebook and your phone camera. Photograph everything.
Bring a tape measure and a small torch.
Go with someone who’ll ask the awkward questions. A family member works.
Visit in daylight, ideally twice, once on a weekday and once on a weekend.
Construction Quality: Look Closer Than You Think
Don’t just admire. Inspect.
Walls and ceilings: Look for cracks, uneven plaster and damp patches. Run your hand along the wall.
Floors and tiles: Check alignment and gaps. Tap a few tiles. Hollow sounds can mean poor fixing.
Doors and windows: Open and close each one. Check locks, handles and sealing.
Electrical points: Count switches and sockets. Compare with the plan.
Balconies: Look for slope toward drains, and railing strength.
Common areas: Staircase, lift lobby and corridors say a lot about build quality.
If you’re seeing a ready flat, ask about the defect liability period. If it’s under construction, ask to see the actual floor, not just the model.
Water Supply: The Quiet Dealbreaker
Everyone checks finishes. Fewer people check water. That’s a mistake.
Ask the source. Municipal supply, borewell, tanker, or a mix?
Ask about storage. Where are the tanks, and what’s the capacity per flat?
Turn on taps and flush toilets, particularly on upper floors, to judge pressure.
Ask if there’s a sewage treatment plant, and whether it’s working.
Talk to residents in a similar nearby building about summer supply.
A flat with water problems is a daily irritation. Better to know now.
Access Roads and Surroundings
A beautiful building on a bad road is still on a bad road.
Check road width and surface. Can two cars pass comfortably?
Look for waterlogging marks or drainage problems. Visit after rain if you can.
Test the commute at real peak hours. Don’t trust a map on a quiet Sunday.
Look at public transport, rickshaw availability and distance to the nearest main road.
Check what’s nearby. Schools, clinics, markets. Also check what’s planned next door.
Locality matters here too. Buyers looking at flats in Dhayari Pune often find road quality varies from pocket to pocket. Someone who wants to buy flat Katraj Pune should check actual traffic at the junction near the project.
Amenities: Built, or Just Promised?
Brochures list everything. Sites show the truth.
Ask which amenities are complete and which are planned.
Get written possession dates for the clubhouse, pool and gym.
Check parking. Number of slots, covered or open, visitor space.
Look at security: gate, CCTV, intercom, visitor entry process.
Ask about power backup, lift backup and fire safety systems.
Ask what maintenance will cost once amenities are running. A pool is lovely until the bill arrives.
For a 2 BHK flat Ambegaon or a 3 BHK flat Dhankawdi Pune, the amenity list may look similar on paper. The ground reality can differ. Compare.
Documents: Ask Before You Fall in Love
You don’t need to be a lawyer. You do need to ask.
RERA registration number: Verify it yourself on the MahaRERA portal.
Sanctioned plan and commencement certificate: Confirm construction is approved.
Occupancy Certificate: Essential for a ready flat. No OC, no purchase.
Title documents: Ask whether a legal opinion is available.
Draft agreement for sale: Read it. Check the possession date, delay clauses and carpet area.
Carpet area: Confirm pricing is on carpet area, not an inflated measure.
Take photos of what you’re shown. Don’t take verbal promises as documents.
Questions Worth Asking Everyone
Who’s the builder, and what have they delivered before?
Can I speak to an existing owner?
What’s the total cost including stamp duty, GST if applicable, parking and deposits?
What happens if possession is delayed?
A confident seller answers all of these. A nervous one dodges.
Red Flags
Reluctance to share the RERA number
Pressure to book today before a “price rise”
Only the staged sample is open, never the real unit
Vague answers about water, parking or maintenance
Mismatch between brochure and what you see
One flag isn’t a verdict. Several together are worth taking seriously.
Final Thoughts
A site visit is not a tour. It’s an inspection. A good flat site visit checklist turns a pleasant afternoon into real information, on construction, water, roads, amenities and paperwork, so you decide with facts and not feelings.
